Booking & Room Policies

Cancellations & Non-Refundable Charges: Stonover Farm is a small 5-room, boutique inn located in the Berkshires. We only book based on the requests made by our guests. Therefore, once a room is booked we depend on you to honor your booking. It is being held explicitly for you. We do not oversell our rooms. Certain of our fees are non-refundable, including a $50.00 cancellation fee should you cancel for any reason. Your entire stay is non-refundable if you cancel within 3 weeks of your expected arrival date and we cannot rebook your room for the entirety of your stay. If we are able to partially rebook your canceled room, we will not charge you for any dates we were able to rebook. Travel insurance may be purchased easily and affordably and can provide you with the comfort you may need to maintain travel flexibility, should an emergency arise that requires you to cancel your stay at Stonover Farm.

Room Occupancy: Rates listed on our website and relayed over the phone are based on two-person occupancy for each room. Two of our Main House suites can accommodate one additional adult. The Rock Cottage can accommodate two additional adults or children. We charge an additional fee of $75.00 for each additional occupant per night. Children under 12 may not stay in the Main House. We do not offer cots, foldaway beds, or rollouts for rooms that may not accommodate more than 2 guests. There is a 2-night minimum for stays in June, July, August, September, and October.

Length of Stay: If you wish to extend your stay, please notify us immediately so that we can determine whether or not we can offer an extension beyond your planned departure date. If you must leave early, we would also request notice as soon as possible so that we can make your room available should another guest desire to stay. Departing earlier than the reserved departure date will be subject to our Cancellation Policy.

Deposits: A deposit for your stay is charged at the time of booking. We typically charge you half the entirety of your stay with the remainder to be paid upon arrival.

Payment: We accept all forms of payment, including credit cards, cash, and gift certificates issued by Stonover Farm.

Check-in & Check-out: Check-in is at 2 pm. Check-out is at 11 am. Occasionally, we can accommodate an early arrival or a late departure. Please communicate your needs to us and we will do our best.

Smoking: Stonover Farm is a completely smoke-free environment. No smoking of any kind is allowed on the property. You may not bring loose-leaf cannabis on the property. Violating our smoking policy will result in the cancellation of your reservation without a refund and a cleaning fee of $250.00.

Pets: Upon notice and approval, pets are allowed in the Rock Cottage, only. A fee is charged for accommodating your pet.

Household Fees: We reserve the right to charge a household fee of 20% of the room rate for the replacement of especially soiled bed linens, bath towels, hand towels or any other items that belong to Stonover Farm.

Quiet Hours: Our inn is on a quiet residential street. We expect all guests to adhere to quiet hours after 10 pm daily. We reserve the right to remove guests from the property who violate our quiet hours.
